Coastal Enterprises, Inc.
, a CDC/CDFI serving Northern New England with $800mm under management, wished to improve its affordable housing program. Community Investment analyzed housing needs and existing programs, and collaborated with senior staff to recommend new strategies and types of projects to be emphasized that would generate more units with less risk.
The Maynard Planning Board
was seeking ways to improve the condition of buildings and community life in Maynard Center. Ms. Britt undertook a study to review town center zoning relating to upper story residential use, and prepared an inventory of residential units in commercial buildings identifying vacancies and appropriate changes to the zoning by-law.
New Britain Neighborhood Housing Services
, a nonprofit development organization and CDFI serving distressed areas of New Britain, CT, wanted to identify priority needs for affordable housing to inform its development activities. Community Investment analyzed population and household trends, the housing stock, household income, and housing expense patterns, as well as interviewing community leaders, to inform the report, "Affordable Housing in New Britain Neighborhood Revitalization Zones."
New Haven Neighborhood Housing Services
is a NeighborWorks Organization with a lengthy track record serving distressed neighborhoods in New Haven, CT. Community Investment Associates assisted the NWO to plan and obtain certification as a CDFI dedicated to financing home ownership and improvements. The firm assisted NHNHS to obtain a technical assistance grant from the CDFI Fund to plan start-up operations.
Oak Hill CDC
, an NWO, sought to establish a Homeownership Center, with the support of the City and two community organizations. Community Investment composed a successful application for a seed grant, and then conducted a multi-organization planning process to derive a workable plan for the innovative Homeownership Center. Community Investment then composed a successful application for start-up funds from the Neighborhood Reinvestment Corp.
Rutland West Neighborhood Housing Services
is a NeighborWorks Organization which has labored to improve housing conditions in Rutland County, VT. To enhance the NWO's capacity, Community Investment Associates assisted it to plan and obtain certification as a CDFI, and to obtain a technical assistance grant from the CDFI Fund to plan financing products appropriate to expanding home ownership and improvements.
Springfield Neighborhood Housing Services
is a NeighborWorks Organization with a productive track record serving distressed neighborhoods in Springfield, MA. Community Investment Associates assisted the NWO to plan and obtain certification as a CDFI dedicated to financing home ownership and improvements. The firm assisted NHNHS to obtain a technical assistance grant from the CDFI Fund to strengthen operations.
The Town of Framingham
undertook a multi-pronged effort to revitalize its town center. Community Investment Associates assisted by preparing a Housing Affordability Strategy that described the current status of housing and demographic trends, and recommended policies and programs for the town and allied organizations to improve housing quality and affordability.
The Town of Maynard
is actively undertaking community development projects and wanted to maintain eligibility for state assistance programs. Ms. Britt prepared a successful Massachusetts Housing Certification form to demonstrate their efforts in affordable housing, and to ensure their continued eligibility for state grant funds.
The Town of Rockport Community Preservation Committee
needed an analysis of potential affordable housing development projects to assist the town's direction in using CP funds for affordable housing. Ms. Britt prepared a report, Affordable Housing in Rockport: Need and Options for Meeting Needs with Community Preservation Funds, to address the critical questions on providing affordable housing in Rockport.
The Town of Scituate
, undertaking an update of its full master plan, contracted with Community Investment Associates to prepare the housing section. Ms. Britt developed a format and collected extensive data to inform a plan that satisfied state require-ments of a Community Development Plan. Specific recommendations are offered on a wide range of strategies for improving housing overall and increasing affordable housing.
The Town of Uxbridge
sought assistance in the preparation of the housing portion of its Community Development Plan. Ms. Britt assisted the Planning Office with the demo-graphic research, needs assessment, and recommendations for methods to assist the town in preserving its affordable housing base and increase its housing stock.
The Town of West Newbury
needed assistance in preparation of the housing portion of its Community Development Plan. Ms. Britt prepared the housing plan for the community. She also worked with Town officials to develop a cost-of-community services analysis for the type of residential development the town was experiencing.
